We take the whole job.

A renovation goes wrong in the gaps between trades: the electrician who cannot come until the framer finishes, the inspection nobody booked, the tiler waiting on a plumber who was never scheduled. We take the whole job, mechanical work included, so those gaps are ours to manage rather than yours to chase.

Four units on every serviced lot

Zoning By-law 2026-50 has been in force since January. Up to four dwelling units are permitted on every serviced residential lot in Ottawa, secondary suites are allowed as of right in effectively all residential zones, and there is no parking minimum. A basement apartment is now a zoning question you have already passed, and a building-permit question you have not.

Permits, settled before you commit

Finishing a basement as living space needs a building permit, and a second dwelling unit certainly does. Permanent wiring needs its own notification to the Electrical Safety Authority, filed by the contractor doing that work. Which of those your job needs is rarely obvious from the kitchen table, so we work it out at the visit and the quote names each one, who is pulling it and what the fee is.

Most Ottawa basements do not need underpinning

Advice copied from Toronto says otherwise. Houses here built after about 1960 usually have 7'6" or more under the joists, which clears the code minimum for habitable space comfortably. Underpinning belongs to older stock with genuinely short headroom, and benching the footing is often cheaper even then. We measure at the lowest duct and beam rather than in the middle of the room.
